Auction Sales double in five years

Residential property auction sales as a percentage of all sales have doubled in the last five years, revealing a renewed confidence in the auction market.

Seven per cent more lots were offered in the first half of the year, resulting in 12,156 residential lots up for sale. Of these, 8,904 lots were sold, which is a 9% year-on-year rise, according to new research from Essential Information Group.

Auction Properties sold at auction had been rising steadily up until the peak in 2007, but then fell heavily by 27% from 2007 and 2010 to just 8,138.

However, when compared with residential sales in general, the auction market did not experience the same levels of decline, with Land Registry figures showing a 50% drop in residential sales for the same period.

In fact, the percentage of lots sold at auction has remained consistent during the last six years, with rates peaking at 78.2% in 2006 and falling to as low as 62.8% in 2008. However, 2011 figures are looking more healthy at 73.2% which is backed up by a stable residential auction market.

Going, going, gone

  • Auction properties on offer:+ 7% to 12,156.
  • Properties sold at auction: +9% to 8,904.
  • The percentage of lots sold at auction: 73.2%.
  • Money raised from auction properties: £1bn.
  • Properties sold at auction as a percentage of all residential sales doubled from 1.5% in 2006 to 3% in 2011

EIG figures show that amounts raised through property auctions increased steadily throughout the last decade, reaching an all-time high in the first half of 2007 with over £1.8bn on receipts. However, the property market correction followed resulting in a sudden decline in values which filtered through to the auction rooms, where in 2008 and 2009, the totals raised at auctions for residential property dropped by 28% and 24% respectively.

But the market has now stabilised and the research looks like figures could even improve in the next six months.

The findings by EIG are backed up by strong results from Network Auctions. Director and Auctioneer Guy Charrison said: “Our average success rate in 2011 is 73% and we have raised over £100m.  Our first three sales this year have raised £9m compared to £11.3m last year but the actual number of lots sold this year is up 17% which reflects market sentiment for lower value lots.

Overall, the number of residential sales at auction as a percentage of all residential sales has doubled from 1.5% in 2006 to 3% in 2011, which EIG believes is a trend that will continue in the coming months and years as sellers and buyers continue to see auctions as an effective way of buying and selling property.

Four new partner agents join Network Auctions

Campsie and Co who operate from offices in Windsor, Slough, West Drayton and Staines have joined Horts who are based in Northampton and Rugby, Grey & Co from Wembley and Lane and Holmes from Bedford in bringing auction services to their clients.

 

Network Auctions have partner agents across the country and together they provide a unique combination of local expertise and national coverage for anyone considering selling by auction.

 

By offering this unique approach, sellers have the best of both worlds. Properties are marketed locally by the partner agent as well as nationally via Network Auctions.

Network Auctions’ Guy Charrison is elected Chairman of NAVA

 

 

At the Annual General Meeting of the National Federation of Property Professionals (NFoPP) held on Friday 10th June in London, Network Auctions Director and Auctioneer Guy Charrison was elected Chairman of the National Association of Valuers and Auctioneers (NAVA).

 

Guy, who is one of the UK’s best known and leading property auctioneers takes over the reins of the auctions industry’s leading professional body from Melfyn Williams and is full of praise for his predecessor.

 

“I am naturally honoured to have been elected as Chairman of NAVA and intend to build on the excellent work of Melfyn Williams who has worked tirelessly to raise awareness of the both NAVA and auctions as an important and hugely appropriate method of disposal for many property interests.

 

I have worked with Melfyn for many years in delivering training to auctioneers and I intend to promote NAVA members professionalism and skills to an ever widening audience.

 

I hope that over the next twelve months I will be able to help in growing our membership numbers and in ensuring that members get the support they deserve and expect from NAVA..

 

Whilst I expect to be dedicating a fair amount of time to NAVA I will also be continuing with the “day job” and I would like to thank my fellow Directors at Network Auctions for their support and encouragement in taking on this prestigious role.”

Grey and Co join Network Auctions

Interview with Guy Charrison of Network Auctions


1. Why don't more estate agents do auctions?


I think it is likely that most agents just simply wouldn't know where to start and would see setting up their own auction operation as a huge commitment and risk in terms of financial outlay. Very few agents have professional auctioneering skills and competencies within their businesses already. Fear of failure may also be an issue.

2. What are the perceived barriers?


Running an individual auction is an expensive business for an estate agent. It takes time to build a database of potential buyers and to establish credibility as an effective auctioneer. There is a need for a well-defined pre-auction process with legal information being prepared, catalogues distributed etc and, on the day, since a binding contract is formed when the hammer falls, a robust process for ensuring that transactions are handled correctly.


3. What exactly does Network Auctions offer agents? How much does it cost and what's the commitment?


Network Auctions work with estate agents in a partnership that crucially is co-branded and therefore reinforces the agency brand and, because of our collective membership power, our auctions are well attended and successful.


Our strapline is "Local expertise and national coverage" and that accurately sums up our proposition and strength. We enable strong local brands to become even stronger through working in partnership with us.


We also put a considerable amount of effort into mentoring and training and ensuring that our partner agents operate successfully. It is a genuine partnership approach.


Through our national position we also generate auction instructions directly, which, if they fall within a partner agent's territory, result in a fee share with that partner agent.


In terms of costs, a partner agent takes a licence for an exclusive territory for a small monthly fee of £200 per calendar month.


Partner generated instructions are split 70/30 in favour of that agent. Any centrally generated Network Auctions instructions are split 70/30 in favour of Network Auctions.


The considerable costs associated with conducting auctions are borne by Network Auctions, these include catalogue production, venue hire, co-ordination of the legal matters and of course the staging of the actual auction.


One of the benefits of our auction partnership is the ability to sell property anywhere and we have specific arrangements that apply if a lot falls within another partner agent's licensed territory, making this a very simple and profitable referral.


Our most successful partner agents are also securing business for other areas of their operations through having their profiles raised by working with us. We provide our partner agents with a range of PR and marketing assistance to help them do so.


4. Has Network Auctions managed to grab any of the repossession market?


Yes, and around 10% of the lots at our last auction in May were repossessions. Auctions are such an effective and transparent method of disposal that lots come from a variety of sources, both private and institutional. This provides our partner agents with the opportunity to secure business that they otherwise would not have been able to handle and would have gone elsewhere.


5. How many agents use Network Auctions at the moment?


At the moment we have 18 partner agents and this figure is rising as more and more agents begin to realise the benefits of both auctions and our co-branded approach. Our partner agents are forward-thinking businesses who see auctions as a valuable additional revenue stream which complements the services they are providing.


6. Turning to NAVA (the National Association of Valuers and Auctioneers, which is part of NFoPP), how many members does this have and how many concentrate on property, as opposed to fine arts and antiques, motor cars, etc?


NAVA has around 300 members. Of these, around 175 are specifically listed as property auctioneers. NAVA provides recognised training and we see it as the mark of professionalism in auctioneering in the UK.


7. What are your plans for NAVA?


I am greatly looking forward to becoming chairman of NAVA and building on the excellent work of my predecessor Melfyn Williams.


As an active practitioner and trainer of NAVA qualifications for auctioneers, I am keen for us to continue to raise standards and increase the recognition of the NAVA qualifications in the auctioneering sector.


I am also keen to engage more with NFoPP members across both the auctioneering and agency sectors, raise our profile and increase our membership numbers

Network Auctions delivered another successful result at their latest auction on Wednesday 11 May.

Although the number of bidders was down on the March auction reflecting the holiday period surrounding the Easter and Royal Wedding weekends those in attendance were definitely there to buy.  "With 18 lots sold in the room and several sales secured post auction there is no doubt that buyers are still keen to snap up sensibly priced properties" said auctioneer Guy Charrison.  "Our partner agents throughout the country did an excellent job in creating interest and activity in the room demonstrating a key strength of our local expertise and national coverage".

The volumes of residential property being sold at auction is increasing as 2011 progresses

A report from EI Group on residential auctions across the UK provided the following information.

In April. as with March 2011, the residential sector saw small single digit falls in the amount raised although the number of lots sold was up 12% compared with April 2010. In addition the percent sold rate increased from 59% to 67%, close to March's level of 71%.

As more clients begin to appreciate the benefits of selling by auction, it is likely that this growing trend will continue. 


March 2011

A fabulous start to this year's auction saw a packed room at Hatfield house. Lot 1 started the day well with over 100 viewings and 50 downloads of the legal pack.

The property market might be slow but auctions is where the action obviously is !

We finished the day selling just shy of £4.5M of property with some strong bidding on many lots, providing good revenue for our partner agents in this quiet property market. One of the highlights of the day was the success of  lot 39 where local first time buyer Teri Ellingham and her boyfriend managed to keep a cool head and out bid local investors to buy this 3 bed house. We wish them both well in their new home.

The December sale by Network Auctions at Hatfield House, in Hertfordshire, raised £ 2.7m with a record-breaking 85% of lots sold.

Two lots, both redundant pubs, sold prior to the sale, and the remaining lots on offer included flats, houses, bungalows, retail units, life reversions, commercial premises and freehold sites, with and without planning permission.

 
Lots offered through Roberts Newby, members of Network Auctions based in Gerrards Cross and Chalfont St Giles, Bucks, were the undoubted stars. Instructed by a receiver, seven lots formerly owned by a property investor together made almost £1m, almost £50,000 over the combined guide prices.

Both Roberts Newby and Tudor Estates of Southend sold all the lots they offered at auction – the fourth sale in a row where Tudor has completed a clean sweep.

It was a positive note on which to round off a successful year in which Network Auctions' membership has grown to more than 25 licences around the UK.


The three latest firms to join are Aspect of north-west London and Wembley; Forte Homes of east London; and Holmes Pearman of Basildon and Billericay in Essex.
