A seller’s guide to Rightbuyer.

We know that what sellers are looking for is a fast and secure sale, for the best price, from buyers who are committed to seeing it through to the end. We also know that although auctions are the fastest and most secure means of selling a property, sometimes buyers need a little more time to finalise a mortgage to complete a sale, so are unable to partake due to the fast-paced timescale of the process. This is why we have devised a new product, Rightbuyer, that gives buyers a grace period of 6 weeks to get their finances in order while ensuring the sale with a non-negotiable, fixed price.

So how does it work for you and how does it keep your sale secure? Well, we provide the buyers with an Exclusivity Agreement that gives them the extra 6 weeks extension period and the guarantee that the property won’t be sold to anyone else during that period. In return, they commit to a Reservation Deposit equivalent to 1% of the purchase price (subject to a minimum £5000) (this is in part payment for the property), which proves they are committed to the sale. If in the rare case they do withdraw from the sale, or contracts aren’t exchanged within the agreed exclusivity period, they forfeit the deposit.

“The Rightbuyer method is still a far faster method of selling than private treaty, and by allowing for a longer period for buyers to gain financing, it opens up a far wider range of highly motivated bidders on your property.”

The seller provides a legal pack at the start of the process so buyers complete their due diligence before committing to buy, it means fall throughs are eliminated and ultimately gives you peace of mind and proof that your buyer is committed and motivated to see the purchase through to the end.

The Rightbuyer method is still a far faster method of selling than private treaty, and by allowing for a longer period for buyers to gain financing, it opens up a far wider range of highly motivated bidders on your property. We will take you through the option of using Rightbuyer at the very beginning of the selling process to discuss whether it is the most suitable for method of sale for your property. If you have any more questions, don’t hesitate to get in touch.
