Land Adjacent to east Woodlands

Bunting Hill, Nailsworth, Stroud, Gloucestershire, GL6 0TG

Lot 3

Land - Land
Sold after auction for an undisclosed amount

A freehold site of 0.36 acres with lapsed planning for 1 x detached and 2 x semi detached houses, the site offers a substantial planning gain opportunity and is vacant.

Description/Location

The land is adjacent to Bunting Way in a residential area to the west of Nailsworth town centre. Planning was granted by Stroud District Council Ref: 07/2131/FUL on 11/01/2008 for construction of a detached house with garage / workshop and two semi detached houses. An application to extend the planning for 3 years was granted on 20/01/2011 Ref: 10/2371/VAR and expired in 2014. A planning application was submitted in April 2020 to re-establish permission for 3 units, it was withdrawn on the advice of the Council Planning Officer who confirmed Affordable Dwellings on the site would be possible under Policy HC4 provided the conditions of this policy are met, principally "identified need". A planning consultant has suggested a higher density, probably 5 unit scheme may be considered and we refer bidders to their letter dated 04/09 letter included in the legal pack. The football ground, directly to the west of the site has recently been granted planning consent for residential development.

*Guide Price & Reserves

Generally speaking Guide Prices are provided as an indication of each seller’s minimum expectation. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.

The “Important Notes For Auction Buyers” at the front of the catalogue includes a definition of “Guide Price & Reserve Price”. All properties are subject to a purchaser’s administration fee of £1,500 + VAT unless otherwise stated in the addendum (£420 inc VAT for lots with guide prices up to £3,000). If the purchaser is liable for any further costs these will be stated within the Special Conditions of the legal pack, that have been produced by the seller’s lawyer, a copy of which can be downloaded from our website.
